Queen City Development Group was originally formed in 2019 as MDJ Partners LLC to acquire and manage investment properties in Burlington, VT.  The business expanded in 2022 to develop a construction services branch. QCDG’s focus will continue to be identifying value-add investments to expand its portfolio, growing a sustainable construction business, and providing excellent property management services to a limited list of landlord clients in the Burlington area. Matt Boudreau

Matt has over 14 years of property management, maintenance and capital project experience. Originally from Northern Vermont, Matt grew up helping his family manage their real estate portfolio. Over the last 10 years, Matt has successfully overseen the management and maintenance of multiple diverse real estate portfolios in Vermont, New York, New Hampshire and Montana consisting of muti-family, senior living, commercial, medical office and industrial.

Dan Goltzman

Dan is a licensed architect who has practiced in New York City, Colorado and Vermont. In over fifteen years as an architect, project manager and owner’s representative Dan has developed an intimate knowledge of design, the planning and permitting process, construction management, and coordination of engineers, designers, contractors, and vendors.  Dan is directly responsible for the delivery of over $75 million in new development in and around Burlington, including 330 apartments and 150 hotel rooms.

Joe Engelken

Joe has actively worked in real estate acquisition and development for the past 15 years.  Prior to moving to Vermont, Joe worked in several major U.S. markets, including New York City, Philadelphia, San Diego, and Atlanta.  With a B.S. in Finance and an M.S. in Real Estate, Joe has cultivated experience in deal underwriting and financial analysis, market research, business development, investor relations, and asset and project management. Since moving to Vermont in 2016, Joe has been involved in the acquisition and development of over $100 million of real estate, including as a Managing Partner for approximately $42 million of multifamily, industrial, and retail properties.

Tom Fontaine

Tom has over 30 years of experience in construction and project management. Tom cultivated his expertise in construction in various markets throughout the U.S. before returning home to Vermont in 1997. For the last 25 years Tom has actively worked across the state on a variety of projects that include hotel and apartment renovations, restaurant/business fit-up, historic rehab, and ground-up new development.  His breadth of local experience has enabled Tom to develop strong relationships with numerous subcontractors, vendors, and suppliers.
