When you are trying to sell, how you present your home is as important as the home itself. If you have the right agents working for you, they will have a plan. They will price your home correctly, market aggressively and should be able to sell your home with the least amount of hassle and aggravation.

The following is a list of suggestions that will help you sell your home quicker.

• Try to look at your home through the eyes of a buyer. Determine what needs to be cleaned, painted, repaired and thrown away. Think of it this way: if you had the choice between two similar used cars offered at the same price, would you buy the one that is clean and in working condition or the one that makes funny noises and is littered with fast food wrappers?
• Make inexpensive cosmetic improvements that will make the home show better. These are often good investments that will help the home sell quicker.
• Make all necessary mechanical repairs. By ensuring that the systems (heating, electrical, plumbing etc) and appliances are in working order, home inspections will go smoothly and there will be fewer surprises during the closing process.

• Make sure your home is priced correctly. When a Realtor determines a sale price for your home, insist that they explain to you how they came up with price. Your Realtor will set your list price based on:
  • Pricing considerations
  • Comparable sales
  • Market conditions
  • Offering incentives
  • Estimated net proceeds
• Realtors sometimes tell you what you want to hear in order to get your listing. You want your home to sell, so make sure that your Realtor can sell YOU on the price. They should be able to access information regarding what homes like yours have sold for. These are called "comps". Ask for comps!
• It's the 21st century people. According to the National Association of Realtors, a majority of home searches begin on the web. Make sure that your realtor has an internet marketing strategy!
